The old village sits around Pevensey Castle - a Roman fort later rebuilt by the Normans, on the coast where William landed in 1066 - and contains 23 listed buildings, including the Grade I listed church of St Nicolas. A mile away at Pevensey Bay you have seafront houses, bungalows and modern homes, while inland stretch the Pevensey Levels, a nationally important wetland. For a mortgage, that variety matters: listed and period properties can narrow the choice of lender, and criteria differ considerably from one building to the next. Pevensey Bay is the stronger performer locally, with average values up around 10% year on year and detached houses averaging close to £517,000, while the wider BN24 area averages around £365,000. Pevensey & Westham station puts Eastbourne within a few minutes and London Victoria within reach via Gatwick. We advise on residential, first time buyer, remortgage and buy to let cases, subject to lender criteria.

Land Registry sold price data puts the average across the BN24 area at around £365,000 over the past year. Pevensey Bay has been the stronger of the two settlements, averaging around £378,000 and up roughly 10% year on year, with detached houses there averaging around £517,000 and semi-detached homes around £355,000. Flats across the area average around £227,000, and the historic village generally offers more accessible pricing than the seafront.

What you are buying differs sharply between the two. The old village is dominated by period and listed property around the castle, with Westham immediately adjoining and Stone Cross just inland. Pevensey Bay is a coastal settlement of houses and bungalows, with the Pevensey Levels - a National Nature Reserve and internationally designated wetland - stretching inland behind it.

New supply comes mainly from the Stone Cross and Westham side, where 183 homes including 64 affordable have been approved at Uplands Farm on Rattle Road, and a further 90 homes with 32 affordable were agreed in principle on Hailsham Road. These figures are rounded averages based on relatively small numbers of sales, so they move around more than in a larger town; treat them as a guide rather than a valuation.
