How we help
How Quanstrom Financial helps company directors
Most directors pay themselves tax-efficiently: a modest salary, some dividends and profit left in the business. Many lenders only count what you draw, so a profitable director can be assessed on a fraction of what the business earns.
Lenders that may use company profit
Some lenders may assess your salary plus your share of the company's net profit, before or after corporation tax, depending on the lender.
One year's accounts
Recently incorporated? Some lenders may consider you with a single year of accounts, subject to their criteria.
Changed from sole trader
Some lenders may look past the date you incorporated, as long as the business and its ownership haven't changed.
Growing or uneven profits
If profits have grown, some lenders may use your latest year on its own rather than a two-year average.
What you may be able to borrow depends on your circumstances and lender criteria.

Gather your figures
Usually your latest limited company accounts, tax calculations (SA302s), tax year overviews and bank statements. The exact list depends on the lender.
Compare the market
We compare 90+ lenders and recommend a mortgage that suits how you're paid, explaining why.
Application and offer
Jessie submits your application and keeps it moving with the lender until your mortgage offer is issued.
Completion
Your solicitor completes the legal work, and you move in or your new deal starts.
Pension contributions and add-backs
Large pension contributions could count towards your income
Employer pension contributions reduce the profit shown in your accounts, even though the money goes into your own pension. Some lenders may add them back, along with certain one-off costs, which could increase the income they use for your mortgage.
What may be added back
Depending on the lender, this could include employer pension contributions and some one-off or non-recurring expenses, such as a large equipment purchase. Each lender sets its own rules.
A recent example
Claire's company made a £48,000 profit after paying £60,000 into her pension. Her lender added the contributions back and assessed £108,000 of profit instead.
Names changed. Every case is different, and lending depends on your circumstances and lender criteria.

Can't see your question? Call us on 01323 364432 or book a free consultation.
Do I need two years of accounts?
Not always. Some lenders may consider one year's accounts, though the choice of lenders is smaller. It depends on your circumstances and lender criteria.
Can lenders use my company's profit rather than my dividends?
Some can. A smaller group of lenders may use your salary plus your share of the company's net profit, rather than only what you've drawn. Our director guide compares how nine lenders approach it.
Do I need to talk to my accountant first?
Not usually. Start with a free chat. If timing your application around your next accounts could help, we'll tell you, and we're happy to speak to your accountant directly.
What documents will I need?
Typically your latest limited company accounts, your tax calculations (SA302s) and tax year overviews, and recent personal and business bank statements. The exact list depends on the lender.
Can you help with a larger mortgage?
Yes. Larger loans are assessed case by case, and a bigger deposit generally widens the choice of lenders. Your home may be repossessed if you do not keep up repayments on your mortgage.
Can you help if I'm not in Sussex?
Yes. Quanstrom Financial advises company directors across the UK by phone and video, and in person by arrangement.
How much does your advice cost?
Fees vary depending on your circumstances - get in touch and we'll explain any costs clearly before you proceed. Your first consultation is free and there's no obligation.
