An HSBC Premier mortgage is a mortgage taken out by an HSBC Premier current account holder. The two big draws are access to Premier-only rates and the chance to borrow up to 6.5 times your income at up to 90% loan to value, compared with the 4.5 to 5.5 times most high street lenders work to. To qualify, you need to hold HSBC Premier when you apply, which broadly means an income of £100,000 or more, or £100,000 in savings or investments with HSBC.

Key takeaway: If you already hold HSBC Premier, or could qualify for it, an HSBC Premier mortgage may let you borrow considerably more than a standard mortgage, subject to affordability and HSBC's lending criteria. Whether it is the right choice depends on how the rate and borrowing compare with the rest of the market for your circumstances.

What is an HSBC Premier mortgage?

HSBC Premier is HSBC UK's premium current account, aimed at higher earners and customers holding larger savings or investments with the bank. A Premier mortgage is not a separate product type in itself. It is HSBC's mortgage range with Premier benefits applied, which means preferential pricing on selected products and an enhanced income multiple.

HSBC raised its maximum loan to income multiple for Premier customers to 6.5 times in November 2025. HSBC's own Premier mortgage page now states that Premier customers may be able to borrow up to 6.5 times their income on loan to values of up to 90%.

What are the benefits of an HSBC Premier mortgage?

[[accordion: I want to borrow more on my income|HSBC Premier customers may be able to borrow up to 6.5 times their income, subject to affordability. Most high street lenders cap borrowing at 4.5 to 5.5 times income, so on a six-figure salary the difference can run to well over £100,000 of extra borrowing. ;; I want access to better rates|HSBC offers preferential rates on selected mortgage products to Premier customers, and has run Premier-only ranges alongside its standard products. Premier pricing is not guaranteed to be the cheapest option on the market, so it is always worth comparing it against other lenders. ;; I want to help my children onto the ladder|HSBC's Premier Family Mortgage allows some Premier benefits to extend to your children or grandchildren, provided they are 18 or over and meet HSBC's own status and eligibility checks. ;; I have bonus, commission or overtime income|HSBC counts 100% of bonus, commission and overtime when working out your income multiple, although it uses a lower percentage in its separate affordability calculation. Combined with the 6.5x multiple, this can make a meaningful difference for higher earners with variable pay.]]

If a large part of your earnings comes from variable pay, the guide to bonus and commission income mortgages sets out how HSBC and other lenders treat it in detail.

How much more could you borrow at 6.5 times income?

The table below shows how much the income multiple alone changes the maximum loan. These are illustrations of the multiples only. The amount any lender actually offers depends on a full affordability assessment, including your outgoings, credit commitments and dependants.

[[table: Annual income | At 5x income | At 5.5x income | At 6.5x income ;; £75,000 | £375,000 | £412,500 | £487,500 ;; £100,000 | £500,000 | £550,000 | £650,000 ;; £150,000 | £750,000 | £825,000 | £975,000]]

Example: You do not need to earn £100,000 to be a Premier customer. Someone earning £75,000 who holds £100,000 in savings or investments with HSBC could qualify for Premier through their savings. At 6.5 times income, their maximum loan could rise from £375,000 at 5 times to £487,500, subject to affordability. With a 10% deposit, that could support a purchase of around £540,000.

What are the HSBC Premier account criteria?

Quanstrom Financial does not arrange bank accounts, so the full and current eligibility rules are best checked directly on HSBC's Premier account page. In summary, HSBC currently asks for one of the following:

  • An individual annual income of at least £100,000, paid into your HSBC Premier account
  • Savings or investments of at least £100,000 with HSBC in the UK
  • Existing HSBC Premier status in another country

You also need to be 18 or over and, for lending and preferential rates, a UK resident. For a joint account qualifying through income, at least one account holder needs an individual income of £100,000 or more.

What if you don't have an HSBC Premier account yet?

If you meet the Premier criteria but don't currently bank with HSBC, you are not locked out of a Premier mortgage. There is no minimum period your Premier account needs to have been open before you can apply, so a new account can be opened shortly before your mortgage application.

Quanstrom Financial can put you in touch with a local HSBC Premier manager, who can help get your account opened. Once your Premier account is open, you could then use HSBC's Premier mortgage proposition straight away, subject to HSBC's lending criteria and affordability checks.

What are the HSBC Premier mortgage criteria?

Holding Premier gets you through the door, but the mortgage itself is still assessed in full. Here is some of HSBC's key criteria to consider before deciding whether a Premier mortgage is right for you:

  • Premier status at application: HSBC states that you must be a Premier customer when the mortgage application is made. There is no minimum period the account needs to have been open, but it does need to be in place before you apply.
  • Loan to value: the 6.5 times multiple is available up to 90% loan to value, so you would typically need a deposit of at least 10% to access it.
  • Affordability: 6.5 times is a maximum, not an automatic figure. HSBC will look at your income, outgoings and credit commitments, and may offer less.
  • Income assessment: standard HSBC criteria still apply to how your income is assessed, whether you are employed, a company director or paid in a foreign currency.

Good to know: HSBC is one of the more flexible high street lenders for some complex income types. It can add a director's share of net profit to their salary, and accepts a wide range of foreign currencies. See the guides to limited company director mortgages and foreign currency income mortgages for the detail.

Is an HSBC Premier mortgage worth it?

For many higher earners it may well be, but it is not automatically the best option. A few points are worth weighing up:

  • Qualifying can cost you: if you would qualify through savings rather than income, moving £100,000 to HSBC may mean giving up a better return elsewhere.
  • The rate is not always the lowest: Premier pricing is preferential compared with HSBC's own standard range, but another lender may still be cheaper for your circumstances.
  • You may not need 6.5 times: if you only need 5 to 5.5 times your income, a much wider pool of lenders becomes available.
  • Bigger borrowing means bigger repayments: stretching to the maximum leaves less room in your budget if rates or circumstances change.

This is where a whole-of-market view helps. A mortgage broker at Quanstrom Financial can compare an HSBC Premier mortgage against the rest of the market, including other enhanced income-multiple options such as the Nationwide Helping Hand mortgage for first-time buyers, and explain the trade-offs clearly. You can read more about using a broker versus going direct to your bank.

Who is an HSBC Premier mortgage best suited to?

An HSBC Premier mortgage may suit you if you already bank with HSBC Premier or comfortably meet the criteria, you are buying in a higher value area and need more than 5.5 times your income, and you have a deposit of at least 10%. It can also suit higher earners with bonus or commission income, and those receiving RSU income, depending on how that income is assessed.

Whether you are buying in Eastbourne, across Brighton and East Sussex, or elsewhere in the UK, and whether you are moving home or remortgaging, Quanstrom Financial can talk you through your options. Book a free, no-obligation consultation to find out what you could borrow.

Frequently asked questions

What income do you need for HSBC Premier?

HSBC currently asks for an individual annual income of at least £100,000 paid into your Premier account. Alternatively, you can qualify with at least £100,000 in savings or investments with HSBC in the UK, or by holding Premier status in another country. Criteria can change, so always check HSBC's own Premier page for the latest position.

Does HSBC lend 6.5 times salary?

Yes, for HSBC Premier customers. HSBC states that Premier customers may be able to borrow up to 6.5 times their income on loan to values of up to 90%, subject to affordability and lending criteria. Customers who do not hold Premier are assessed on HSBC's standard income multiples.

Do I need an HSBC Premier account to get a Premier mortgage?

Yes. HSBC states that you must be a Premier customer when your mortgage application is made. If you qualify but don't already hold Premier, Quanstrom Financial can put you in touch with a local HSBC Premier manager to get your account opened before you apply.

How long do I need to have had HSBC Premier to get a Premier mortgage?

There is no minimum period your HSBC Premier account needs to have been open. As long as you are a Premier customer when your mortgage application is made, you could access HSBC's Premier mortgage proposition, subject to its lending criteria and affordability checks.

What deposit do I need for a 6.5 times income mortgage with HSBC?

The 6.5 times multiple is available on loan to values of up to 90%, so you would typically need a deposit of at least 10% of the property price. Borrowing above 90% loan to value is assessed at lower income multiples.

Can I get an HSBC Premier mortgage through a broker?

You may be able to. A mortgage broker at Quanstrom Financial can compare HSBC's mortgage range with the wider market and help you understand whether a Premier mortgage is likely to be the best fit for your circumstances, alongside the Premier account criteria you would need to meet.

Can first-time buyers get 6.5 times income with HSBC Premier?

The enhanced multiple applies to HSBC Premier customers rather than to a particular type of buyer, so a first-time buyer who holds Premier could potentially access it, subject to the same 90% loan to value limit and a full affordability assessment.

Is HSBC Premier worth it for a mortgage?

It can be, particularly if you need to borrow more than 5.5 times your income or already meet the Premier criteria. However, Premier rates are not always the cheapest on the market, and qualifying through savings may mean moving money from a better-paying account, so it is worth comparing all your options first.

Can I lose my HSBC Premier status after taking a mortgage?

HSBC reviews Premier accounts and may move you to a different account if you no longer meet the criteria. How this affects any Premier mortgage deal depends on HSBC's terms at the time, so it is worth checking the conditions of your product before you commit.
