Helping Hand is Nationwide's enhanced income multiple scheme for first-time buyers. Where most lenders cap borrowing at around 4.5 times income, Helping Hand allows eligible applicants to borrow up to 6 times income instead, substantially increasing what you can afford to buy. Here is some of Nationwide's key criteria to consider before deciding if this deal is right for you:

  • Maximum age - 75 if pension contributions are being made during the term, otherwise 70.
  • Mortgage offer validity - 6 months, extended to 270 days for new build purchases.

  • Shared Ownership - available as a Nationwide product, but cannot be combined with Helping Hand.

Why Helping Hand might not be your best option

A higher headline multiple doesn't automatically mean a bigger loan, because it's all about what the lender classes as your income in the first place. Most lenders will treat IT contractors and other contractors as self-employed, averaging the profits of your last 2 years' tax returns, or your company profits if you're working through a limited company. Specialist lenders will sometimes base your income on your day rate instead, which substantially increases the assessable income, though fewer lenders do this and criteria vary widely. If you're self-employed, a contractor, or a limited company director who would rather use your latest year's profits because they're higher than your average, a lender offering a lower 5x or 5.5x multiple could end up lending you more than Nationwide's 6x.

Example: Say you're a limited company director with company profit and dividends of £45,000 in your most recent year, up from £25,000 the year before. Nationwide's Helping Hand offers up to 6x income, but averages your last two years' figures, assessing your income at £35,000 and giving a maximum loan of £210,000. A specialist lender offering a lower 5x multiple, but using only your latest year's figure of £45,000, would assess your income at the full £45,000, giving a maximum loan of £225,000.
