How we assess company director income

Salary + dividends: the most common approach. We take an average of your salary and dividends from your last one or two years' tax calculations.

Salary + net profit after tax: better if you retain profit in the business rather than drawing it all as dividends. Some lenders will assess your share of net profit instead of just what you've taken out.

Salary + net profit before tax: a small number of specialist lenders go further and assess your share of profit before tax and dividend deductions, maximising what you can borrow.

Projections for future years: if your latest accounts don't reflect your current trading, some lenders accept an accountant's certificate projecting next year's income - useful if your business is growing quickly.

One year's trading: newer to being a director? Several lenders will consider just one year of filed accounts rather than the usual two.

Add-backs: pension contributions and certain other discretionary costs can sometimes be added back to your income figure. Not every lender allows this, so which one you apply to matters.

Enhanced multiples and lower deposits: with the right specialist lender, some directors can borrow up to 6x their assessed income, with deposit requirements starting from around 5% depending on the lender and your circumstances.

Can I use my dividends towards my mortgage?

Yes. Most lenders will assess salary plus dividends taken, usually averaged across your last one or two years' tax calculations. It's the most common route for company director mortgages.

What if I leave most of my profit in the company?

If you retain profit for tax efficiency rather than drawing it all as dividends, choosing a lender that assesses salary plus net profit - rather than salary plus dividends - can significantly increase what you're able to borrow. We'll work out which approach suits your situation.

I've only been trading for one year - can I still get a mortgage?

Yes, potentially. While most lenders ask for two years of filed accounts, several will consider just one year - particularly if the rest of your application is strong. We'll identify which lenders are the best fit.

Do all lenders offer 6x income multiples?

No. Typical income multiples for company directors sit around 4-4.5x, with some lenders offering 5x or 5.5x. Multiples of up to 6x exist but are typically reserved for higher earners or specific circumstances - we'll be upfront about what's realistic for you before we apply anywhere.

How much deposit will I need?

Most lenders ask for a minimum deposit of around 5%, though the rate and range of products available to you usually improve with a larger deposit. We'll help you find the lender that fits your deposit and your circumstances.
