
How to get a Tax Calculation and Tax Year Overview from HMRC?
If you are applying for a mortgage as a self-employed person, or a limited company director, your lender will often request two key documents from HMRC;
- Tax Calculation (also known as SA302)
- Tax Year Overview (TYO)
These documents are required by lenders, as they confirm your income, tax paid, and tax due to be paid. Lenders will use them to make sure your figures are correct and verified by HMRC.
What they are
- Tax Calculation (SA302) - This is a summary that is produced by HMRC, upon submission of your self assessment. It shows your total income, tax liability, and how your tax has been calculated for that tax year.
- Tax Year Overview (TYO) - This shows the tax due for the specific tax year, and confirms what has been paid to HMRC, and what is outstanding. Lenders request this alongside the Tax Calculation (SA302) to ensure the figures match up, but also to ensure tax payments are not overdue.
How to get them
There are two ways to obtain these documents;
- Ask your Accountant for copies
- Obtain them directly from the government gateway

Tax Calculation (SA302)
1) Log in to your online HMRC account (www.online.hmrc.co.uk)
2) Select 'self assessment' (you may be automatically directed to this screen if you are only registered for Self Assessment)
3) Select 'View Your Tax Return'
4) Select 'Tax Return Options'
5) Choose the year required from the drop down menu and select 'Go'
6) Select 'View return'
7) Select the link 'View your Calcualtion'
8) Select 'View and print your Calculation'
9) Follow the link at the bottom of the page, and select 'Print your full calculation'
Please note that most lenders will require the latest 2-years Tax Calculations.
Tax Year Overview (TYO)
1) Log in to your online HMRC account (www.online.hmrc.co.uk)
2) Select 'self assessment' (you may be automatically directed to this screen if you are only registered for Self Assessment)
3) Select 'Self Assessment Overview'
4) Select 'view account'
5) Select the link 'tax years'
6) Choose the year required from the drop down menu and select 'Go'
7) Select the link 'print your Tax Year Overview'
Please note that most lenders will require the latest 2-years Tax Year Overviews
